“I can’t afford to stage my home…”

You cannot afford not to have your home staged! By spending as little as $100 for staging services you could net thousands in return by getting your home sold faster, and for a higher price. A quick sale eliminates any extra mortgage payments and  the need for any price reduction. Professionally staged homes sell on a conservative average for 6% more than homes not staged. 

Why can’t I just stage my own home?

Home sellers are usually unable to successfully stage their own home, because they do not see it through a buyer’s eyes. Homeowners have often gotten used to the way their home looks and in fact it is difficult emotionally to change it.  Home staging is not a decorating exercise – it is a marketing exercise.  If you can’t view something objectively then you are unable to market and package it effectively. WHAT IS HOME STAGING?

When you put your house on the market, it becomes a commodity or product. For a product to sell, it has to be successfully marketed and packaged. The “packaging” element is where Simple Staging Solutions  comes in. Successful Home Staging utilizes a Professional Home Stager with experience in marketing and the necessary decorating techniques to create an environment that buyers find appealing. I will create emotional connection points throughout the house so that a buyer feels at home. We want them to think, “This is it. This is the one.” So, what does feeling at home look like? It’s a combination of many things I am specially trained at incorporating into your home:

1. First Impressions – Room by room we will walk through and take note of our first impressions. What grabs at us and gives us a feeling of home?

2. Eliminating Clutter – We will start packing things away in order to create a more open and spacious feel. People buy square footage.

3. Emphasizing the Positives and Downplaying the Negatives – Finding the natural focal points, we will emphasize what we love about the room and hide or detract from the negative aspects.

4. Lighten Up – Focusing on lighting and color, we make each room into a bright, warm, and inviting space that buyers can respond to positively.

5. Home Buyers Appeal – In order for a buyer to feel at home, they need not to be reminded that is someone else’s home. We’ll therefore “de-personalize” the space while retaining its warmth.

6. Odors/Cleaning/Repairs – The “dirty work” is sometimes overlooked because you’ve lived here for so long. Let’s get rid of the buyers’ mental “repair list” by doing it ourselves.

7. Modernizing – We will update the style so the buyers feel they are getting the latest and greatest.

8. Emotional Connection Points – We want to create the “WOW” factor. This is a huge focus for our strategy. We build these connection points so the buyers subconsciously desire this house.

Can’t homebuyers use their imagination and look past the décor?

Only a mere 10% of homebuyers can actually visualize the potential of a home. This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.
